While most of Greater Boston’s student population already has locked down housing for the current semester, there are those last-minute stragglers — the transfers, the late acceptances, the procrastinators — who are still scrambling to find a last-minute rental for September.
Following up on our recent breakdown of the most expensive communities to rent and apartment in Massachusetts, we decided to breakdown the data a bit further and focus our attention on the two cities — Boston and Cambridge — where most of the region’s rental activity is concentrated. The results aren’t all that surprising.

The most expensive neighborhood to rent an apartment? That would be Downtown Boston, where the median rent is $3,750 and a 1 bedroom unit goes for a cool $3,090. Think that’s bad? A 2-bedroom rental in the Downtown will cost you $4,200, also the highest rate among the 39 neighborhoods analyzed.
That’s according to neighborhood rental data provided by Zillow.com.
On a square footage basis, Chinatown commands the highest rental rate of $4.27. The home of the region’s costliest studio is East Cambridge, which boasts a median of $2,350.
Boston’s median rental rate is $2,350, while Cambridge’s median is $2,580.
For anyone holding out for a deal, the lowest median recorded was $1,700 in South Dorchester. The lowest studio rate was $1,150, recorded in West Roxbury, while Allston and East Boston were lowest in the 1-bedroom ($1,550) and 2-bedroom ($1,600) categories, respectively.
