It’s been a good year for sellers of luxury homes in Massachusetts.
From January through May, 25 single-family homes sold in Massachusetts above $4 million, according to the MLS Property Information Network. That’s up from 15 for the same period one year ago.
The average selling price for high-end homes — defined as $4 million and above — so far this year was $5.9 million. That’s down from $6.6 million for the same period last year. Among sales this year, the average luxury home had 7,235 square feet of living space, compared to 9,255 square feet for the same period last year.
It took less time to sell a luxury home in the January-to-May period this year versus 2013. The average number of days on market for luxury homes this year was 310 days, down from 402 days in 2013.
The most expensive home was sold in the Osterville section of Barnstable at 459 Sea View Ave. The 7,762-square-foot waterfront dwelling on nearly three acres overlooks Nantucket Sound. The 14-room Colonial sold in May for $13 million after being listed since last summer for $14.7 million.
Boston’s Back Bay was popular this year as five homes sold in the upscale neighborhood. Cape Cod was also big with buyers as two homes were sold in Barnstable, one in Falmouth and one in Mashpee.
