Newport Beach, CA-based KBS Realty Advisors has signed three tenants to leases totaling nearly 20,800 square feet at its 625 Mount Auburn St property in Cambridge, Mass.

Constituting nearly 15 percent of the 133,731-square-foot building, which is located three miles northwest of Boston, the lease commitments bring total occupancy of the three-story property to more than 90 percent.

Adam Brinch and Richard Fitzgerald with CBRE represented KBS in all three following transactions:

The Travel Collaborative will relocate offices from Somerville, Mass. to a 6,009-square-foot space on the second floor of 625 Mount Auburn Street. The lease commences in March 2012. The Travel Collaborative was represented by Roberto Magno of Lincoln Property Company in Boston.

Charles River Analytics has expanded its third-floor lease by 4,662 square feet and now occupies approximately 34,500 square feet. The data and technologies firm has maintained its headquarters at the building since 2003. Charles River Analytics was represented by Curtis Cole of CBRE’s Boston office.

Hunt Alternatives Fund has renewed and expanded its headquarters office by 550 square feet to 10,159 square feet on the building’s second floor. The national philanthropic fund has been at 625 Auburn Street since 2007. Ellen Fantini Cullinan of Grubb Ellis in Boston negotiated the lease on behalf of Hunt Alternatives.

Acquired by KBS in 2007, 625 Mount Auburn Street is located 1.25 miles of Harvard Square and offers direct access to Route 2 and Fresh Pond Parkway. The property was originally built in 1962 and fully renovated and expanded in 2000 with a new 50,000-square-foot wing and atrium lobby.

KBS and affiliated companies own a total of 17 properties totaling approximately 5.5 million square feet in the greater Boston market, including the recently renovated 825 University Ave.
